Project Intake & Introduction: We will schedule an introductory meeting and site visit to learn about your project and how we may best assist each client. We will then determine if we would be the best fit for your project and needs through conversation and identification of your goals.
Scope of Work & Estimating: Sycamore Builders will utilize information gathered from each client about their needs, goals, budget, and preferences to create an initial scope of work and pre-construction timeline. We will prepare a preliminary estimate for client approval based on our professional experience and input from the design teams that are hired.
Production Team Identification: Now is the perfect time to identify the professionals that will play a role in your project. These team members could consist of an interior designer, structural engineer, landscape architect, geotechnical engineer, mechanical engineer, and lighting designer. We will work collaboratively with these team members to provide an integrated project delivery plan.
Design Refinement: Once all client goals have been identified and a schematic (to-scale) set of plans are complete, we will begin refining assemblies, creating details, and identifying finishes for the project. Because this has an impact on the budget, Sycamore Builders will provide a refined estimate at the end of this process for client approval.
Scheduling & Project Management Preparation: Our construction management team will begin to prepare a comprehensive project schedule with critical path identification. We will begin orientating the designated Project Manager who will effectively bring your project to fruition.
Contract Preparation: We will begin to prepare the contract documents based on the estimates, plans, specifications, and other contributions from the project team. These documents will include a detailed and itemized estimate, narrative format scope of work, and client specifications list.
Project Funding: At this phase, Sycamore Builders will have a signed construction contract and all required deposits will be funded.
Permitting & Material Acquisition: Our team will begin the permitting process with all applicable entities and material purchasing with a focus on longer lead time items.
Ground Breaking to Completion: Once all of the prior steps are completed we will begin the actual construction process of your home. We utilize all of the planning pieces prepared and created in the lead up to construction to provide an exceptional and efficient build process.
